This severely distressed asset entered C2G's oversight with the inability to lease any second-floor apartments (50% of units) and at 27% physical occupancy with monthly NOI of negative $933K. Through rigorous monthly financial monitoring, PM accountability on leasing execution, and expense management discipline, C2G's oversight framework tracked a methodical 24-month recovery. Occupancy climbed from 27% to 79%, NOI swung from deeply negative to positive $116K/month, and DSCR improved from -4.9x to 0.37x.
This 263-unit workforce housing asset entered C2G's oversight at 48% physical occupancy with NOI barely above breakeven and 168 outstanding code compliance violations from a city inspection. C2G built a prioritized remediation tracker in its Monday.com platform categorizing 39 critical life-safety items and 129 high-priority items with assigned accountability and hard deadlines while simultaneously monitoring the PM company's leasing execution on a monthly basis. Over 24 months, occupancy climbed from 48% to 95%, economic occupancy improved from 42% to 75%, and NOI grew from $4K to $47K per month. The property went from generating essentially no cash flow to producing consistent positive returns, achieved through C2G's oversight framework of centralized financial monitoring, PM accountability, and proactive code compliance management.

Dave Sherbal
Dave Sherbal has over thirty years of experience in all real estate product types with a specialty in multi-family, and has been involved in all phases in the lifecycle of an investment. He holds a M.B.A. from State University of New York (SUNY) at Buffalo, NY where he also received a B.S. Accounting and graduated Magna Cum Laude. He is also affiliated with the American Institute of Certified Public Accountants.

Clint Miller helped grow a property management company to over 14,000 units and has worked his entire career in residential property management. He completed a 4-year bachelor’s degree in property management and holds a B.S. at Florida State University and is a designated CPM.

Lloyd specializes in all aspects of multi-family, ranging from private equity to ground-up LIHTC to distressed workouts. Over the last decade, Lloyd has been involved in the purchase or construction of 15,000+ units. He holds an MS Real Estate and Infrastructure from The Johns Hopkins University and teaches in the Masters of Real Estate Program at Georgetown University.

Jim Waldrup
Jim provides construction management oversight on interior and exterior renovations, fire and storm restoration, as well as physical due diligence inspections and capital improvement analysis and projections. Jim has performed $750M+ of renovation, restoration, and new construction projects. He holds a Georgia and Florida General Contractor’s License, as well as a B.B.A. from Georgia State University. During the last thirty-five years, Jim has personally managed projects in 19 states from California to Iowa to Texas to Connecticut to Florida.
